Change the Switch Plates:

One of the easiest and inexpensive improvements which are often overlooked is the condition of the switch plates. Buy modern, stylish switch plates and you can easily change them yourself by watching tutorials online. They will cost you around $10 at most – but the new look will exceed the price.  Hint: painting over old switch plates do not usually look as nice as new ones.  Pay the small price for this simple upgrade!

Don’t Overlook the Doors:

Do you have the doors that don’t quite work like they used to?  Maybe the lock no longer operates or the paint is starting to fade?  (Even worse, one of your children has put a nice dent the size of their foot on the door!)  New doors can make your home more appealing to prospective buyers and renters and can completely change the look of your place. If your doors are not defected technically and are dent free, a coat with a spray gun is all you need. If you need to replace the door, a new hollow core door costs as low as $20. Don’t ignore the door handles, which are easily replaceable and can enhance the look as well. Hint: if your market calls for it and you can afford it, solid core doors are expected among higher end buyers.

Repaint a Few Walls:

If you can’t afford to paint the whole house, at least get the front-facing walls painted, i.e. around the entrance or the prominent spaces in your living area. These are the attention grabbers where you can work to increase the value. Paint the kitchen walls just next to the stove as they tend to get dirty and grimy.  Hint: paint colors can really turn buyers away! One picking new paint colors stick with neutral colors, specificallt whites and greys.

Installing New Baseboards:

If there are no baseboards in your rooms or if your existing ones look dirty and battered, replacing them with new ones can give your place a fresh and aesthetically pleasing look. It gives a subtle look, but the overall impact to your house as a result becomes quite powerful.
